VIC Mini Gas checks required?

    Hi all
    with the new laws needing to do Gas checks every 2 years or so
    What is the minimum required? I ask because I am a bit confused by the attached "packages" my agent has showed me

    I can get All Gas appliances checked for $320+ gst
    at my house that would include stove and heater

    I also have a split system but does that give off carbon monoxide? If not I guess this doesnt need to be checked?
    Unsure about that

    And then offer A/C and Evap system....

    Gee.... Didn't take long for all the sharks to smell the blood in the water and come running.
    Good on the VIC state gov for creating jobs. Too bad to tenants.... Sorry.... renters for needing to pay for those stupid audits.

    Hi
    ALl I want to know for now is whats the minimum I need done in regards to gas appliances for what I got in my property:
    I have:

    Gas ducted heating
    Gas stove
    one Split system ( which is electric anyway ) ( for cooling ) but it doesnt heat to

    Hi mate I get 70% kickback which I think is fair. You really have a chip on your shoulder about this issue, lol get a life.

    Yes every gas and electrical appliance has to be checked bi-annual. Why don't you understand that part?

    I'll try a little more polite answer.

    You have to do an audit/certification/test (whatever they'll call it) every 2 years for your gas systems (that means all the gas appliances and connections and whatnot) and electrical systems.

    The electric part is a bit iffy: the electrician will not check every appliance at the property cause they simply cannot. They'll check the "overall" system (whatever that means).
    No need to specifically check A/C system or Evap cooling system. Anyone who's trying to charge a price for them is ripping you off.

    Summary:
    • Gas checks tend to be based on number of appliances.
    • Electric is a flat rate.

    so for a house that has the following gas appliances:
    ducted gas heating
    Solar and Gas hot water
    gas stove

    Those things need to be checked as a minimum standard?

    Not talking about the electric stuff for the moment

    Here are the 2 summaries of charges from Smarthouse and Taskforce if you want to compare apples with apples. I have calculated the GST for each service. Prices for both are listed for multiple gas appliances (heater, stove HWS etc). I think Taskforce are cheaper if you are doing gas, electrical and smoke every 2 years and smoke every alternate year. Smarthouse are cheaper if you are only doing gas/smoke or electric/smoke every 2 years. Comprendo.

    Smarthouse:
    Electrical Gas and Smoke Alarm $778.80 inc GST (every 2 years)
    Electrical Gas no Smoke $679.80 inc GST
    Electrical and Smoke Alarm $394.90 inc GST
    Gas and Smoke Alarm $482.90 inc GST
    Electrical no Smoke $295.90 inc GST
    Gas no Smoke $383.90 inc GST
    Smoke Alarm $99 inc GST (every year)

    Taskforce:
    Electrical Gas and Smoke Alarm $548.90 inc GST (every 2 years)
    Electrical Gas no Smoke $456.50 inc GST
    Electrical and Smoke Alarm $438.90 inc GST
    Gas and Smoke Alarm $438.90 inc GST
    Electrical no Smoke $346.50 inc GST
    Gas no Smoke $346.50 inc GST
    Smoke Alarm $93.50 inc GST (every year)

    Not an expert and those rules are brand new so no one's an expert just yet, however, I believe you'll have to have a gasfitter to check those 3.
    Yu might find a local plumber who'll just do the whole thing without counting how many appliances you have. Mine couldn't care less.

    The companies, like the spammed one here, will count every little thing to increase their revenue.
    I'd strongly suggest you'd go with your local plumber (given he has gas fitting license), someone you can create relationship with. That way you both know each other and he's your emergency plumber for all things IP, including the 2 years check.

    You'll get better price, better quality and provide business to the local tradies.

    Just another note (you asked before): A/C and Evap cooling does not give CO out.
    CO is the product of open flame. A/C and Evap cooling are working on heat exchange principals, so not CO or CO2 risk.
