    It looks so neat with the rock wall! And the rock looks pretty soft, is it just slow digging or do they need the hammer on?

    Some is ridiculously hard like cap rock, some is soft

    We should ask for a retaining discount as we have provided our own wall.

    Yeah for sure! Did they allow for a temp wall if in sand or any adjustments possible there? I can't remember the design, is it a was then fill behind? May be less cut and fill required

    Or just keep it up your sleeve and they owe you one

    They must have dug some more since I was there.

    In that case you've hit the Cretaceous limestone shelf in that area - that's the jackhammer on the end of the excavator style stuff.

    Is there any scope to chase them up for cost of removing the footings on your block??

    So on Thursday I did ring up and explain that my block has provided it's own awesome retaining and surely the engineering didn't realise that. After much laughing some serious thought happened and they agreed that there was some valid reasoning behind my request so they said they'd call the engineering company and see if it means less retaining required in that section and we can save some $$.

    No final cost on the extra hard digging required but we were quoted $30-40k

    Yes and no. Normally it would be the land developer who is liable for having it protrude so much BUT the land was created many many years ago - the 90s??

    I can tell you it's limestone. Some very very old limestone with beautiful layers in it. Cretaceous period.

    80s actually.

    And yes, that Cretaceous shelf runs Ledge to Cottesloe. Here in Ocean Reef, I'm 60m AHD and it's 2m down.....!

    They'll want the geotech done again!... They'll know where to drill now though!
    If they didn't get rock samples when they were playing on the beach the first time they'll likely want something redone so they can work out the design for what's actually there

    3D renders are being done at the moment for our sales campaign.

    We have
    1 x external (angle which shows front and side)
    2 x kitchens/living/dining (ground floor and upper floor style)
    1 x bathroom
    1 x ensuite

    The wireframe (basic B&W stage) has been completed and they'll move onto texture and landscaping next. The internal rooms are furnished in a style similar to this for the models. I'll share them once they are finished
