As long as a dollar in is =/< a dollar out then we are all good.

If not - we hope that the buyers are a bit blind, and wouldnt notice an arch if they are standing under one :p

that's why i prefer a tighter spec upfront and allowances for certain items, that way if the builders preferred stuff is fine sure i can use it but if not ive got a definitive budget to use for that product.

generally not a fan of the inhouse product inspired supplies be it tiles or plumbing etc, more suited to the villa type market which theyre very good at but not inner city or luxury imo.

Unfortunately the spec seems to be shape shifting. Time for a meeting next week to bed it down

Arches should be due for a come back... If they ever left??

But arch windows do make a place look grand. I'll check over the elevation drawings there should be room for arches, if not perhaps some r&d with slider arches?? Nothing's impossible ;) [IMG]

    Or the pizza De resistance

Both @Westminster and I were on holidays in Japan when finance approval came through.

Which means, all going to plan, we should be off to site any week now.

It seems to have taken a looooong time to get this far.

Yup we almost there! It's taken awhile to get our finance - our builder has been ready to go to site.
Thankfully all sorted now and everyone is keen to see it happen! Building permit has been lodged and as soon everyone is scheduling us in for things to happen.
I drove past the other day and new builds that bought around the same time as us are coming along nicely. @mrdobalina how is your's going?

Ours started before xmas. I haven't been there for a while, so not sure where the build is at. :/

Well today we broke ground *and* found a tidy sum of rock under that ground.

Unfortunately the rock has to come out as it's an area where our ground floor is.

Cost? No one is sure yet but the figure of $10k has been said out loud as a possibility

No chance of gold - just limestone and seashells. There is a 3m drop in the middle of the block over about 5m. We needed to excavate deeper into that to put some of the ground floor. Prob 200 cubic metres?

Absolutely. It was always a risk what was under the sand. We had fingers crossed on the land developer not leaving rocks but ......

Yeah, not quite the words I used, but given this is a family forum will leave it at that...

    Ok... We can fix this

    I'll need the following
    Banana chair
    Frozen daiquiri machine
    Umbrella
    Sunscreen (ppe ;))

Then maybe a digger and a truck. I'll get onto it asap :D

That's part of the problem with Mindarie (and Quinns to some extent) and why a lot of blocks were left on the market. Limestone is a killer for any kind of single house valuation - which is all people think to put on these lots, generally.

I hope that's the only cost blowout. Would a soil test have found it ?
