Definitely. Had some tenant issues at the start but it's sorted now. Depreciation was strong in my tax return ; yield is a bit low for a regional property at 5.65% but I can't complain I guess.
Mildura is a pretty good place to invest if you compare home prices to capital cities and has pretty low vacancy rates between 1-2%
I looked at Mildura closely in 2011-12. My former Boss (Accountant) grew up there and still had ties. We even mapped out the particular grid of streets worth watching. Sure there are the commission type properties, but sub 100k prices have gone pre 2011. Then you have to watch out for the school zoned properties (some complication with this) that are priced cheap. Place has done nothing. Mildura has been in many investment mags, lomas went on about it, but I've yet to see anyone singing Mildura's praises for delivering them a performing portfolio.. Heavily dependant on agri. Casino not going to be built. Only appeal was price point. - hardly a reason to invest. Others with properties/vested interests in the area will disagree. But this is hardline truth.
