    But I am assuming you are going for cashflow and plan to live off/retire from passive income?

    Good on you Michael. I was inspired by your story that was posted on SS and bought my 3rd IP at Kingston QLD early this year. Been a fan of API for years but didn't know they have a Chinese version, too. lol...

    We had a great day today. My wife and I spent it with @Michael_X attending open homes. We met up with @Lu Bracher at a few of the opens for the first time too, who really impressed us with her knowledge of renovating and property management. We met Linda from this forum too (sorry Linda I don't know your forum name).
    Michael's been so forthcoming with his knowledge and his time for us. He's worked to our pace and we feel very fortunate to have met him. Thanks to @MsAli for the referral :)

    Amazing stuff! Michael's put together a few of my loans already and I am yet to experience a broker with the same level of empathy and communication as he provides - particularly when timeframes come down to the wire!

    Well done @Michael_X, from a cashflow perspective it is a very well built portfolio. However I did notice that the equity was only approx. 20% for the whole portfolio.

    Just wondering whether you have any strategies/protections against potential market correction of 10-20%, which could wipe out your equities. (on a worse case scenario)

    The equity is higher now with the growth over the past year.

    If equity drops 20%, I would just wait for the next cycle to pick up. In the mean time the cashflow allows me to hold the portfolio.

    It's like shares, if the shares drop - would someone sell those for a loss? Probably not, they would wait until they go back up. Same as properties, as long as the cashflow is there, it buys you time to sell when you want to.

    Haha I was there too! Went to take some photos for another PC member from interstate. Wouldn't have recognised you, Lu or Michael as I hadn't met any of you yet at that point in time, but I do remember hearing (and briefly seeing) a group of people going through the property and a female voice (presumably Lu's) pointing out some things about the place to the rest of the group.
