    28mins to the beach at 330 am in the morning correct. Try to the 9am work run in to town and see what it is

    lol, no worries, what would I know. I'm used to starting at 8am. Public transport is solid, plenty of people do the run. Newcastle young families are heading up this way because its cheaper which is driving the prices up, which I'm happy about. Our PPOR in Victoria Street East Maitland is about to become an investment property.

    I do this run at least once or twice a week. It’s a 30 min easy drive each way for me

    That’s good to know.

    However like I said you travelling there in the mornings or afternoons peak hour your 28 min trip is realestate agent talk trying to hype it up.

    And yes it’s unfortunate that Newcastle families have to move to Maitland to afford a house these days but that’s just the way it is.

    I grew up in Maitland, if you can get out if Metford and into East Maitland, Rathluba, Ashton field, Ashton Grove you'll do a lot better.

    Metford = Medfern (Redfern)

    That is about change just like Redfern as the Hospital goes in....just look at some areas like Carrington in Newcastle....

    I too grew up in the Maitland area and am still a regular visitor to the area to see family. Things around the Metford area have changed and are changing even more with the building of the new hospital and the expansion of Green Hills shopping Centre - it is enormous! Metford is a very easy commute to Newcastle and has quick access to the M1. Old Metford borders East Maitland and has lots of green spaces with mostly well kept larger blocks and homes built in the 80's.

    The agent id recommend is Nick Clarke PRD. Hes been one of the driving factors for house price growth with his sales volumes, hes with PRD.

    Hi @Islay

    What is the latest with the Metford property market? Do you think the price increases that were going to happen with the new hospital is fully priced in and do you think it has done all it could considering the growth over the last 2.5 years?

    Are you selling because you think there will not be more growth or you are moving on to other locations?

    Hi @orangestreet. I still like Metford (particularly the older part) for the long term but this is a elderly relatives PPOR that we are selling.

    You might want to consider Peters Real Estate too. I have never sold anything through them but they manage my property and have hardly put a foot wrong. But obviously, do your own research.
