Metal roof leak

    After repairing the tile roof leak by replacing old clips with spring clips, now tenants reported the leakage of deck's metal roof. It is a flat metal roof. I have approached two roof repairers and have two quotes with different repairing proposals:

    1. Quote $1300: To pressure clean surface of 10 flat roof to loosen bolts on tin roof so that we can get ct1 sealant in joints. Once this process has been completed, screw bolts back down on tin roof to coat flat roof with a fibre Aqua pole Richmond base. Seal hole area of tin roof. Clean out gutters where flat roof is running into to remove all rubbish and debris from site.

    2. Quote $3,500: Removal of current metal roof, changing the pitch of roof by 100mm and reinstalling Klip-lok 700 sheeting and 0.55 gage custom flashing. Current roof is sitting at 100 degree which is against the roofing and wall cladding code. Fixings & sealants Synthetic tile flashings


    Leakage comes from only single location and not too serious. However, repairers quoted to fix the whole roof. What are your opinion? - Should we identify the leakage locations and membrane such locations only? Did tradies make the job bigger for their benefit?

    Can you refer me any reliable metal roof repairers?

    Product specs - other roofing materials

    Most of these products only require between 1 & 3 degrees pitch. For Kliplok, that's 17mm/m elevation. (KL is one of the more expensive materials, make sure you are getting what you paid for). Why are they using KL?

    Why isn't the PM sorting this out?

    Neither of these roofers appear to be quoting the same works.
