VIC Melbourne South-East FHB Recommendations?

Budget: ~700k
Property: House
Other: 3 bedrooms, 2 car garage, 300m2 minimum land size
Work: Stationed in Dandenong South. Ideally < 30m drive to work would be best.

After driving through and experiencing the Bayside Peninsula and some of the Southern suburbs, these are my current favourites. It would be great if I could get some feedback on my impressions of these suburbs, or if you have any other recommendations.

Lyndhurst
+ (multicultured, family/friendly atmosphere, nice houses, welcoming suburb, clean, new shops)
– (smaller suburb, not a lot to do, bad traffic, slight smell from the nearby farmlands/tip)
? (lots of new developments, could be good/bad due to congestion)

Frankston
+ (gentrification, established, plenty to do, beach/shops/PT/nightlife)
- (still a lot of bogans, houses are average, prices have exploded over the last 10 yrs, the reputation/misconceptions, generally quite busy)

Langwarrin
+ (similar to Frankston, looks good for growth)
- (snakes?, graffiti/vandals, no train)

Cranbourne West/East
+ (nicer homes, newer estates/developments)
- (bad traffic, boring, smaller blocks and narrow streets, some reported issues with slow internet/bad reception)

I've found that Cranbourne itself and Frankston North are much rougher suburbs, with untidy homes, and quite a few undesirables.

Other suburbs that I don't like:
- Seaford
- Doveton
- Dandenong
- Noble Park
- Carrum Downs

 

Seaford don't bother for 700k you won't get in..and if you do it'll be on the **** side. Frankston has is always changing and I have a IP there and lived there most of my life yes changed alot last 10 years and found my house have massive gains!!!

Langy has heaps of snakes! And yes no train station.

 

Hampton Park or Berwick
Maybe you could find something around Ferntree Gully/Boronia. The commute might be ok if you can avoid peak times.

 

What's your opinion about Keysborough for an IP?

 

it all depends on what your goals are.

if your after capital gain then you need to take the emotion out becasue some of the areas u listed that you dont like are better than the areas you suggested.

if you just want a property that you like becasue it makes you feel good than you just go on realestate.com and input the numbers you wrote and areas and find the closest thing.

I’m yet to see one in langy in 36 years!
And we grew up on 2.5 acres off centre Rd
Touch wood..
But god prices have gone crazy around here

 

Try behind the pony club in summer plenty out then!!! Brother tells me all the time!!!
