    HI All

    Does anyone know of a data source that would show per sqm prices by suburb in Melbourne ? I can of course do manual research but wondered if there's an internet resource out there I may not be aware of ?

    I don't know of any resi sources - it would be hard to compile due to the huge variance.

    Unless the properties are directly comparable, same type etc like a new development, how is this information useful?

    the variance of price of land in suburbs makes the data rather useless. Take Camberwell, opposite Wattle park land (east boundary of Camberwell) is worth low 2's to mid 2's per square metre but at Tara estate (west boundary) it is at least double.that.

    I would not recommend people to buy around Wattle park Camberwell

    Nothing to do with the housing commission on the other side of Wattle Park?

    Nah around Tara estate there's a few housing commission and rooming houses and methadone programs as well. Amenities not great around Wattle park as no train station within 1.5km or major supermarket. The Warrigal and Toorak/Burwood Hwy intersection sucks. Also if too close to Warrigal rd also miss out on Canterbury girls school zone as well.

    It used to be Burwood there but got converted a little while ago. I would avoid unless want to live in "Camberwell". Some of those Warrigal rd parts are close to 5km and a 1 hour walk from Camberwell Junction

    it is definitely not the best part of Camberwell but that pocket close to Burwood highway is popular with Asian migrants due to closeness to PLC.
