    What I do know is a friend of mine who was considering this property said that it was one of the few streets in Rowville that you couldn’t develop and was still on sceptic. ( His words not mine may I add)

    33 Bacchus Drive Epping. Price range 590-649k. No bids over 630k, agent begging for higher offers and pulling every trick in the book (said there won’t be another like this come up when it’s a townhouse haha)

    Just had a look at the listing - nice house, but it's right on the edge of Epping. Now is not the time in the market cycle to be buying at the edge of an estate away from a lot of amenities. If it was 2km closer in, nearer to the station would have sold easily and for more money.

    Houses like this shouldn’t be going to auction. Agents will adjust sales tactics as the sentiment need.

    12 Booker st Cheltenham. Ray White chronically under quoted (as per usual) at $1.080-1.180m.
    Strong bidding from young couples, on the market at $1.3m and sold for $1.335m. Good result for the vendors, not bad for the buyers as the house is fully renovated.

    336 Springfield rd Nunawading. Priced $850-935k.
    Average bidding, agent went to discuss with vendors at $940k as bidders not budging. Agent declares sellers are “very serious and want to put a sold sticker on the board”. Agent calls for rise to begin negotiations with sellers for 5 mins, nobody moves. Passed in $940k.

    11 Mulberry Avenue Cheltenham priced $800-820k. Sold for $856k

    1 Rumney Lane Bundoora. priced $890-970k.
    stagnant bidding up to $940k. Agent calls the property at $940k. Passed in

    That is an INSANE price for Preston. 10 fold increase in 22 years. Renoed no doubt, but not a large one. Yup, melb is hot in that area.

    Preston, Coburg & Pascoe Vale South have done very well the last two years. Property I bought in 2015 in this area has almost doubled.

    Wow...sure hope they have a healthy buffer to weather whatever may come in the next few months. 'Overpaid' is an understatement.

    Preston is the bridesmaid to thornbury which is the bridesmaid to northcote. Cbd proximity still in demand i guess.

    Preston is hardly inner, although that pocket is close to Thornbury.
