    Rental agents still on a one to one walk through. Groups through can't start till 80% but they can get hammered in the pub :rolleyes:

    Does a French Provincial mansion achieve a premium price in Melbourne or Chinese buyers?

    I saw many French Provincial houses were sold at $3-4m in Doncaster, Benleight where normal houses were sold between $1.5m - 2m.

    Do a bit of research. The cost of French Provincial houses of 300+ sqm is around $1m. Buying a lot with a demolished house of 600+sqm 1.3-1.5m. The total cost is $2.5m, and profit can be $0.5 - 1 m. Is it correct?

    Yup. At the moment there seems a very big premium for a finished new or near new home, way over the land plus cost. I think due to covid, everyone looking for big home all at once and with big build delays etc those who can afford are paying premium prices. And people are over heritage homes, nimbys make it just too hard.

    For some reason Asian buyers love the French provincial style - you just have to drive around Glen Waverly/ Balwyn or any inner eastern suburbs to understand how popular this is. There are specialist builders who now just build this style. I guess beauty is in the eye of the beholder - I would personally prefer a heritage house with a modern extension any day.

    You should have seen some of the "French provincial" homes I saw when living in China. :eek::eek:

    I have never understood why so many builders do French style as a standard new nuild, but almost none do heritage style eg Cal Bung, Victorian, etc?

    Cos the new product, trying to replicate Victorian, californian bungalow, federation are woeful. I have yet to see something I like

    Perhaps it costs too much to get it right??

    I think this the reason why there is not much demand for such replicas. Otherwise builders would be offering these as standard new builds. People either want the existing ones with character or they go for modern/ country/ Hampton etc. depending on their taste and whatever is in fashion.

    they are all the same on the inside though i think. Maybe bungalow facade doesnt integrate with the cookie cutter as well.

    That's why it's a sin to gut the real thing. In the not too distant future it'll be accepted as a huge mistake.
    For starters, the replicas rarely have the ceiling height.
    Secondly, the timber used just doesn't compare.
    The windows are wrong.
    The floors are wrong and so it goes.
