    Hi....

    The market is changing in terms of what people want... a townhouses is not a bad idea on that side of town... Glenroy primary and secondary school are great and popular.... also there is a big change happening in the area.

    3 to 4 years ago you could buy a old home and rent it out pretty easily in Glenroy but more and more people are opting to rent brand new homes!!!

    The only concern I have is that there are allot of developers in the area buying big blocks and then buildings units or townhouses on them.

    Can't wait for first spring/summer auction results! + one more IR cut and we are talking red hot (Sydney de ja vu)

    Going to be flying to Melbourne to look at townhouses in Reservior in the near future, anyone have any information on the area and market there? Was looking at houses in Thomastown however have been priced out of that market:(

    My understanding is that there are tonnes of supply of new townhouses and units currently in Reservoir and more coming on the market continuosly so you'll definately have a lot of choices to pick from. Not saying this is a good or bad thing, that's up to a personal opinion of course...

    Reservoir is a huge suburb so when selecting homes, try and break the suburb down into sections/portions/locales to assist you with your choices.
    I'm surprised you're priced out of Thomastown when you're looking at Reservoir. This could be because of scarce stock and or quality of buildings.

    Yeah, just a buy and hold for the moment though. Hard when I'm competing with developers . @MTR
    So am looking in to a well located townhouse in Res not otp but built within the last few years.

    I was looking at Reservoir, very hard for development numbers to stack up because this market has been running hit for so long, not surprising, zone 1 - rail

    Actually Zone 1 rail costs the same as zone 1 + 2 since Jan this year.

    Don't dispute the market though

    Taylors Lakes has done bugger all over the past few years, and I fear Taylors Hill and Caroline Springs will suffer the same fate over the next few years. The latter two suburbs have performed very well over the past 5 years, I'm pretty confident they won't grow much over the next 5. They're almost at Taylors Lakes prices as it is.

    People will just build a new place in Plumpton for less money.

    Complete speculation, but that's my gut feel.

    I have a friend moving out of Taylors Lakes becuase of the snakes in summer. It's not overrun or anything, but 1 or 2 a year is becoming her norm.

    For me, that would be a deterrent, but no facts and figures to support.
