Melbourne Home Staging recommendation required

    Looking at selling a one bedroom apartment in Mentone. Can anyone recommend a property staging company that does a good job without being too expensive?

    Agent has quoted $1500 which seems a bit steep to me.

    $1500 is cheap, most companies would charge around 2k

    i think 1500 is good price too.. .. i think it s worth spending that much!

    I am certain my recent development, 3 villas which sold within 4 weeks was due to staging, photos/marketing.

    Villa 1, family/living area was small so I staged this villa, as I expected this would be harder to sell.... It worked, compact, modern furniture, visually made the area look larger and workable.

    They also use some little sneaky tricks to make bedrooms look larger.

    I will always stage when selling, best marketing tool.

    I know this might seem silly to some of you, but can I ask, what is "property staging"? Silly questions are still good questions, imo :p

    Not a silly question.

    Property staging means..you would style the place with furniture,paintings, other decor items.

    So instead of presenting just 4 walls...you are presenting fresh and practical home.

    There are lot of companies that provide this service now.

    Use to cost around 8k in Sydney for 3 bedroom home... Much cheaper now.

    Ah, thank you for the explanation! Is this becoming more common for private owners to do or is it mainly just for developers of new townhouses, villas, etc?

    House staging does not necessary mean hiring a furniture. The consultant can make recommendations how to stage the house using current interior. This one vladaalfimovdesign.com.au quoted me $200 for 2 hour consultation, detailed report on what should be done and unlimited questions and answer should they arise.

    Edit:And they are based in south eastern suburbs

    I think I first staged a property for sale in 2009, got a record price. Then in 2010 I had an older property and based upon advice of agent decided not to stage. Big mistake. Couldn't even get offers above 960k. Sacked the agent, spent around 4k painting the place, staged it and sold for 1.04m.

    Have staged every sale since except 1 which was a demo job.

    Most people who choose not to stage to save a small amount of cash make a mistake imo

    This is correct as they will sometimes say remove this chair, position the couches this way as it will open up the space. If you have a throw rug place it over the couch here to break up the area. They will work with what you have and might suggest getting a couple of small things if they feel it makes sense. If it is empty they might suggest hiring furniture if it makes sense, esp if you are chasing the top $$$ or it is vancant and you are trying to cover things up :rolleyes:
