[Melbourne] Eastern Suburbs - Which agency has the strongest buyer network?

    Hi,

    Which agency has the strongest buyer network among Melbourne's eastern suburbs (middle ring)? For example, I know Noel Jones has around 5 offices in the eastern suburbs and they share the property and buyer database. They have currently about 200 properties for sale in the eastern suburbs. It looks like they have a strong buyer network. I also heard some other agencies do not share property and buyer database between offices.

    Any other agencies have stronger buyer network than this in Melbourne's eastern suburbs (middle ring)? We are considering to sell our property off the market that is why we are looking for a agency that has strongest buyer network.

    I know some people might suggest us to stage and put our property on the market but we have our
    reasons for selling off the market:

    1. There is no urgency for us to sell and we do not want to sell it cheap.
    2. We don't want to worry about the $6K+ marketing cost.
    3. We don't want to worry about the scenario that a "subject to finance" buyer comes back 5 weeks later with failed approval.

    More importantly, who deals with more buyers agents eg. @JacM? Agents don't share their contacts (they each work hard to get contacts, they're not likely to give these up to the other franchisees in their group as they won't get a commission for a sale completed by another agent).

    I heard Noel Jones and Flechers agents can get 20% share of a commission for referring a buyer. It could be tricky though.

    middle ring is not specific enough, give us the suburb and we can help you out. It's not about the database number but the quality of the database (people looking in your area and same budget).

    Unless your site is a development site you should be able to break even if not do better with a good marketing campaign (definitely over 6K) and staging (3K) especially in this current market. Doing these things can get you the second or third buyer which will make the difference with price.

    If anything you want to sell under hammer or a few days before or on auction day so contract is unconditional

    I think the skills/talents of the agent are far more important unless its a commercial or unique deal

    Virtually everyone looks at re.com And domain, which every agent has access to

    after recently selling something at auction last few weeks. it's about trusting the agent will look after your interest and trust in their abilities to get you best outcome (even by giving advise that may be uncomfortable)

    Ben Williams director at Blackburn Fletchers and has sold a lot in Blackburn before. He has been recommended by other agents who have worked with him before.

    Get 3 recommended local agents to pitch you and see who you most comfortable with as commission will be about the same any way (around 1.5% for a million dollar sale and the good thing is if you upfront with what you are paying they can concentrate on pitching you about their abilities)

    So far I have met serveral agents and the most impressive one is not really local. He is from an agency in Doncaster which is a suburb next to Blackburn. In addition, his current listing for sale is a bit less than other agents. Other agents usually have 15 properties or more and he has about 8.

    Is having less properties of current listing a concern? Is choosing local agents from Blackburn a must?

    Next suburb across is not necessarily out of area - do they do many sales in the area? How many sales ate done by each of the other agents in the area?

    Is that agency as good as or better than the others based on the results achieved eg days on market

    How to find out the info about days on the market of properties? Any free tool?

    There are usually 2 agents on each listing with the main agent being the first one so click on each of the listings to see how many the agent "Really".has listed

    Realistically you want to find an agent who "Really" sells (not being the second/third agent) on average sales one property at least every 2 weeks during the action weeks. This would mean from the start of year to easter at least 4 but preferably 6 to 8 for this school term (you find real estate revolves around school terms and holidays)

    I prefer more personalised care and not deal with agents with bigger teams. I prefer interaction to be just me, main agent and buyers. I feel the stronger performing ones that attend every auction and deals with and follows up eiyh every buyer (you can request a chinese speaking assisting agent if you think your property may suit)

    When you list a property it will eventually sell, more often and faster if your price expectation is meeting the market. If this premise is true, then the agency doesnt matter as much, but the person at the agency you must like and trust.

    We have found the cost of a standard listed sale is more than just the advertising fee and the commission. We believe there are a number of other costs that should be factored in. Depending on your situation there is the pre-sale makeover cost in most cases there is the double handling or shorten opportunity to buy your next house cost.
    Selling to a developer on long terms will help you limit these costs of a sale.

    It is unclear what type of property you have but for "off market"" sales, if you have time then start with one agent (the most likely) and limit exclusivity to a short time frame and a "no sale no fee" arrangement.
    They will brag they have buyers ready so give them a short "window" to put their money where their mouth is.
    If no sale eventuates you can move on to the next.
    We are not agents but we have a network of buyers interested in certain properties as we develop and offer joint venture arrangements.

    Longer terms puts you in a powerful position to buy your replacement house if this is needed.
