    not surprised at these figures - units would inner city and also the biggest falls would be balwyn, glen waverleys, kews units. How can a similar villa unit sell for 1.4 million 6 months ago and then sell for 1.1 million later in the year.

    But there are so many suburbs in Melbourne. an overall figure (macroeconomic view) can't really tell what is happening on the ground for some suburbs. You look at the reservoirs, maidstones, prestons, Heidelberg west & heights getting growths and you can look at the dead end suburbs like doveton not doing much. month by month data is good to find gaps where the suburb has stalled and you might consider going in but in terms of seeing overall growth it should be on a yearly basis.

    If you have month by month by suburb will be good for analysis.
