Melbourne best performer 2016, to overtake Sydney

    There is a lot to be said though need to checking on the updates in Brisbane. and as you said recognize the moreton bay move like you did earlier before the herds come in.

    Yes. I think that's the whole point of the article.

    By the way. I would be picking Gold Coast to be outperforming both Sydney and Melb this year.

    Why do threads inevitably always come back to Brisbane/QLD:p.... come on guys, Melb has been running under the radar for the last 3 years.

    Let Melbourne Shine, first spruiking thread, but I don't count this as spruiking as growth is already happening and investors are making money today:)

    You are on! Let's be more specific. Pick 2 suburbs and we will compare at end of 2017.

    Mine are Gold Coast Mermaid Waters houses @ 24% growth and Gold Coast Mermaid Beach houses @ 21% growth.

    Ok, Maidstone and Williamstown.
    Bout 15% growth. What do we use to check results? Not core logic.

    I watch Maidstone auctions on and off and even bid a few times successfully. It is already gone up quite a Bit. Blocks of 550-600sqm already selling for 800-900k when a year ago it was 600kish. Been on the ground a lot of viets and Chinese bidders.

    Ok great. Perhaps the suburb data on re.com? Let's see what data exists that we can refer to at the time. Look fwd to that choc cake - can taste is already ... :)

    Yeah it's crazy. Anything with a block over 600k and development possibility has gone nuts. Interesting to see if I try will continue.

    It likely will as it is pretty close to high point and there are plans to extend the mall to be second biggest in Melbourne. It is also super close to cbd

    Real estate medians as of Jan 2nd data showing....
    Williamstown 1,204,000
    Maidstone 670,000

    Mermaid beach 1,200,000
    Mermaid waters 746,000

    This is going to be interesting @big max

    Ive seen heaps of auctions go for 100k to 200k more than last year for the same properties so its maybe a trend across melbourne in general in the inner affordable suburbs...
