    Generally yes it’s the larger blocks in & very nice houses around Carrington estate & around Rathgar Rd that bring up the Lysterfield median. The older areas backing on to Rowville and the area that was Ferntree Gully that was rezoned are cheaper areas. Similar Lysterfield Sth sits between Rowville, E/Hills & Narre Warren North is around $1.2M. Again larger blocks and especially O/O appeal but beware of high bushfire risk from Churchill National Park. No good Public transport options in any of these areas so consider that too.

    Not sure but are your kids going to Maranatha? If this is the case/plan, it could be worth checking with the school to see where school buses go to help you with search options if not driving the kids to school.
    In E/Hills, the nicest areas are closest to Narre North & Lysterfield Sth (both $1.2M median).
    So along Churchill Park Drive & Hallam North Rd are nicer areas of E/Hills. Rowville is 820k so E/H is surrounded by more expensive suburbs.
    In E/H itself, Daniel Solander near the shops with views, Reema Blvd & Thomas Mitchell primary area (David Collins Dr etc) with newest houses in the suburb are The most expensive streets. The oldest / cheapest areas are closer to Doveton (ex housos) and near freeway on other side of Power Rd.
    Hope this helps but let me know if want more tips.
    Generally the higher /shops side of Heatherton Rd is better than down the hill.

    IMO, if u currently are at EH, and now considering whether to go EH or Rowville due to CG and schooling in near future, based on historical growth data, EH being 7.2% PA vs 6.8%.
    Maranatha is a great school in that area as discussed above.

    Have you considered Berwrick based on your criteria?
    Yes its abit further away, but do you have the need to travel into CBD on ur daily commute?

    Look on the bright side - my IP's are in the more "liveable" suburbs so hopefully people who don't know any better coming from interstate and overseas will read articles like this and push up prices where I need them to :D:D:D ...and as for those who know better, we won't have as much competition.

    Based on your criteria, I would say Berwick would suit your needs.

    Will it be better than EH on growth prospective, don't think anyone would or could can give you a definite answer.
