    It’s in the cheaper side of Mount Waverley nearer to the freeway and power lines which may be in sight.

    I find doing that is a gauge to get a property for a good price.

    I paid 270k in 2015 for a property that last traded at 265k in 2010. 2 Years later the property was worth 500k.

    This seems to work well ofcourse only with houses. Apartments are a different beast.

    I am not active on the ground but very much interested in other ppl’s observations. I am looking at Frankston and Dandenong though - more stock both for sales and rent. Rental yields are not great either. Perhaps more bargains in next 12 months…

    I'm looking for a Tarneit purchase for $500k... 4 bed 2 car garage 2 bath 2 living room on 500sqm. Maybe I am hoping for 2 much.

    that's probably really too much, 500m land alone in Tarneit would cost above $400k. In new estate like Alamora a 448sqm land is selling for 457k.

    The bargain I noticed is this:

    In the McKinnon SC zone, GRZ2, cheapest on the street since 2015.
