    This is always my favourite part, purely for the fact that it makes access so much easier!

    The old driveway was so bad a normal car couldn’t drive down it, It feels like a Luxury reversing down the driveway.

    Private sale so no marketing, sales comm or staging costs which is a good saving.

    Indeed, but you the sales agent after all, just a pun with regards to your profession.

    Brilliant result, all parties happy.

    Will the new owners have a say in the works to be completed, or everything is already planned/approved/budgeted?

    Fantastic numbers mate. Breaks down to $900 a day/$6300 a week made while you sleep :cool:. Not too shabby for a side hustle ;). Got me keen to take on another project.

    How much did something that long set you back if you don't mind me asking? Looks about 20m+ long?

    Your pretty much bang on, 19m x 3.3m $10,500including GST, also removed the lay back and a concrete path.

    The final update, the house is all finished now settlement happened on Monday 14th.

    I’m really happy with how it turned out, now to find the next one.

    Multi-unit development build and hold... rental income and just let it compound.

    Rental income goes up... interest payments stays the same or goes down.

    Hi Tom,

    I just had a specific question about the flooring in this reno. In the kitchen area did the flooring transition from Baltic to something else ? Cypress ?

    Currently in the middle of a reno and have old Baltic boards in majority of the home, and am tossing up whether to just go with something a bit cheaper like Cypress at the back end of the house which opens up out of the hallway, or to keep it consistent and pay a bit more for reclaimed Baltic.
