NSW Marrickville Townhouse (3bed) - Thoughts?

Hi all,

I have come across this listing last week - https://www.realestate.com.au/property-apartment-nsw-marrickville-136190578 and I want to know everyone's thoughts on location, size and price.

Price guide looks unusually low (though there's not a lot of comparative sales). Inspected over the weekend and of course, it commanded a number of groups that went through the property. Line out the complex and the out the door of the property.

I am estimating this to be at least $1.25m but could be considerably wrong given the market! What do you all think?

I live in Marrickville.
That townhouse is not a bad location, but in the less interesting part of Marrickville. Nice and quiet at least.
Small bedooms on the middle floor - especially the 3 x 2.7 one.
It's going to sell for more than $1,25 in these crazy times.
