It has moved a lot already, things do not hang around if reasonable, it is on par with Wynnum West, good school catchments, only going to get more popular IMO.

No, I am not that aware of where housing may be etc, I looked at a few and just checked around locally for each place, I am not a local :)

PS I think 3% would be very conservative, especially if your looking at the cheaper range.

Parts of it are in Manly Catchment. This is a plus. Steer clear of anywhere too far south from what I understand. I hear there are some streets called the "fish" streets that are pretty dodgy? Barramundi, Trevally etc.

I think in general North of Radford Road is probably safest, but a lot depends on what you are looking for.

Karmarin st east of number 72ish greta st area up the top near the water tower at major st etc.

There is a map just google manly state school catchment. The house in catchment are generally 10% higher than other parts of manly west. But more desirable tenants,

I bought in Wynnum west earlier this year. Whilst it's early days, the suburb seems to be performing solidly since purchase. Decent stock doesn't hang around long on the market.
