    I've recently purchased a house in Kallangur, 4bed/2bath older style house close to new Uni, we had 3 applicants and have secured tenants 1 week after settlement. Our house is on the lower rent side though at $350/week.

    Yes, Angel - we have certainly seen a lot of townhouse, villa and apartment developments which has impacted on the tenant supply and demand ratio resulting in an increased vacancy rate.

    Drop the rent and you will be fine
    MH and NL whilst on the receiving end of lots of new infrastructure and having a lot of amenity out there are still relatively far from the Brisbane CBD and therefore have less diverse demand with the apartments built in Brisbane we are now starting to see a little bit of a softening in the broader rental market as those fill up. This will stabilize before too long though I feel and Brisbane still has very good yeilds regardless.
