managing properties for landlords that's overseas?

    Hi PMs

    Just wondering do you have to do anything special when you manage properties for owners that's overseas? like say for e.g in uk or thailand?

    do you give them calls? (international calls can be expensive)
    do you charge extra? compared to domestic clients?
    do you do anything different?

    Nothing different to any other landlords.
    If we need to call them we schedule a call at an agreed time.
    Call charges are never ever considered when trying to problem solve with a client.
    Focusing on Petty things like that annoys me.

    I guess you can always skype... (have to consider time zones).

    um... so just clarifying xenia, everything is 100% exactly the same?

    I am overseas and I just correspond via email. If its urgent we can arrange a call. Not much difference at all.

    We just have international plans on our phones and call direct if and when necessary. We have probably 30-40 international clients and phone calls are sometimes the quickest and most efficient way to get things sorted.

    Many mobile phone plans include 300 minutes to various countries in their plans. Most of it goes to waste.

    Love overseas investors, no hassle. :)
    Many ways to communicate depending on our relationship:
    • Email
    • WhatsApp/WeChat
    • SMS/Call (We have Telstra and free calls/SMS to 10 countries)
    Didnt charge anything different from local investors. Was hoping they'd offer me free tourguide when I visit them ;)

    No difference at all. 95% of my investors aren't local, so am often communicating with interstate / international investors.

    @fullylucky - just wonder why you ask? Are you asking as an Owner or a PM?

    The only difference between owning a property internationally vs interstate is the time zone, and that's not difficult to coordinate.

    Distance is measured horizontally and it's linear.

    What you're talking about is measured using first and second order, non linear differential equations... ;)

    Hi,
    We don't charge anything extra, our fees are set for all owners whether same state, interstate or overseas. We currently have overseas owners and treat them exactly the same. If we need to get a hold of them urgently, check the time difference and call them.

    My property manager adds clients on WhatsApp if they use it.

    In this day an age, communication should go beyond emails and phone calls. If you have a question or if anything urgent needs communicating to you at all hours of the day (and night) - send a quick message and it gets attended to as quickly as possible.

    Free and efficient for the client
