    Looking like there will be a glut of apartments in Summer Hill/Leichhardt near 'the Mill' - but I thought that about the foreshore in Canbrrr.

    Brisbane has a general oversupply of rentals presently.. need to take into account accordingly. Longer term may be a good thing as casual investors will be scared off, and eventually undersupply will occur. But talking 3-5 years.

    People speculating on 10%+ short-term gains as they have in Sydney and Melbourne will need to get smarter.

    Sounds good. How do you create high yield rental properties? Anything along the line of granny flats, dual occupancy or multi unit developments or student accommodation?

    I do granny flats and student accommodation. Plus reno the house so it's nicer and gets a higher rent.

    They do under certain circumstances. The main thing is they don't like you renting them out to different households on different tenancy agreements etc....

    Who knows, maybe one day BCC will realise that not everybody in Brisbane is married with 2 kids and there are actually individuals in the city that like to rent affordable accommodation.

    Granny flats are pretty straight forward. What kind of set up do you have for your student accommodation IPs? Something like bedrooms individually let to students or specialized student accommodation units?

    Its all on the one tenancy agreement but people just pay me a set amount per room. Less than half of the tenants that rent a room are even students. Lots of people just want a affordable room as they may be on low paying jobs etc...

    If you are considering this option I would recommend ensuits for the bedrooms as share accommodation is getting more competitive and you need something different to rise above the competition.
