Making Lower Level a Separate Dwelling

    Hi,

    I'm considering purchasing a 2-story brick home with 3 bed/2 bath upstairs, with kitchen and living room, and a downstairs that was previously used as a daycare (run by the owner/occupiers), with a bathroom & study/office on one end and the rest is just a big open space. My idea is to add a kitchen and another room to convert it into a separate rental.

    It's on a good sized block with 2 distinct entrances, so that aspect is workable.

    But I thought I'd ask if anyone else has done something similar to a residential 2 story before? Any good or bad stories?

    If you have two dwellings with any portion of the upstairs above the bottom unit then the building will be classified as a Class 2 building and will need to be fire rated accordingly.

    Depends on council regulations if that use is permitted.

    you'd need to discreetly check council. but something may be in place depending on what businees arrangement they ahd for the day care.

    Otherwise depending where you are is an airbnb arrangement an option?
