    It was a learning curve back then though , we plucked Tivoli out as it was on higher ground, as the lower suburbs around Ipswich are prone to flooding.

    If we had the time back again , we would have put that money into something with better returns.

    The learning part was - just because it's cheap, does not equal it will grow faster.

    The gains were only made from pure luck at that time , being most areas had a decent return in that period.

    We now chase growth factors in this environment & the peninsula gives us that.

    We might add we also have a property in Kallangur for the growth in that corridor.

    North lakes is the biggest development on the north side of Brisbane and we used that suburb to pick Kallangur as a better preformer. The past 18mths has proven that correct.

    Kallangur has outperformed North lakes in the past 4-5years in % terms .

    Stay close to the rail and south of Anzac ave.

    Anything below 400k in that zone is a buy imo.

    Yep and if you’re not careful you will spread yourself and your research so far and wide you will get yourself stuck in a spin. It’s a massive step to take buying IP number 1 but so many people never make it due to getting so caught up and confused in the analysis. Do your research and back yourself. Once you start purchasing is when you will really start to learn. You will make some mistakes but learn from them and you will make better decisions for IP 2 and onwards.

    Check the vacancy rates for each suburb.

    That location is prime , only reason it is that price , is that it backs onto Misso's commercial property. Obviously restricted to get the views from that.

    We just had land values sent out and there has been a significant jump from 370k to 390k in our area which isnt far from that property.

    That proximity to waterfront is good value imo.

    It's a ridiculously narrow block. The driveway slopes down from the road .

    I wish they would build a nice supermarket in one of those new buildings at Scarborough. Then your trendy European residents could walk to the market rather than have to drive to another suburb. Firies like to eat frugally rather than at an expensive restaurant every meal.

    I almost purchased a Yamanto property back in Oct 19, pulled out on some issues uncovered in the B&P ... I ended purchasing a 3br home in the Moreton Bay region recently
