Maintenance of essential services inspections

    I have a small factory built in 1982 and the managing agent tells me I have to have annual essential services inspections done. In particular "Maintenance of Essential Services (ES) Part 11 Building Regulations 1994 (Vic)" The cost to be around $700.

    From what I understand, since my building was built in 1982 it only has to comply with 1982 codes, which was very little in the way of fire and safety. As long as the doors have an exit sign and are clear there is not much else.
    Can any one clarify if I really need to do this and should I really have to pay $700 per annum?

    What is listed on the essential services schedule issued by the Council?

    In NSW it costs me (then passed onto the tenants) about the same to test exit, emergency lights and fhr, extinguishers, pumps etc
