I have three existing numbered lots on the one property, that are marked on the map. I wish to separate them from the rest of the property, and am wondering if this is still called a subdivision in NSW? I live in a country town.Also, they front onto a street that has all the services, and I am wondering if it is not classed as a subdivision, do I have to provide connections to each lot?
Do they each meet the minimum lot size to exist as individual properties with building entitlements? That is, does the current zoning require 2000m² for a house but each of these paddocks are 666m²
Sounds like a call to a land surveyor to finalise the subdivision & then submit a DA for the installation of services

There are no details so no one can price it without knowing more and visiting the site - electrical (distance, underground or aerial), sewer location & amplification (if applicable), access to stormwater or if pipe needs to brought to the street, kerb & gutter, telephone (NBN/Skymuster), gas, Council requirements etc. A local surveyor who project manages subdivisions would have some knowledge of the local conditions.
In most states, and i assume NSW is the same, you can apply to the titles office to get seperate titles for each lot that is currently with the one title. Once the lots have seperate titles, they are then seperately transferable (ie can sell them seperately). This process does not need to go through council, and a solictor can organise it for you. The titles office fee is normally pretty small (ie less than 1k). As the the above process is administrative, and not a subdivision, the service authorities are not referred the application and therefore do not require services or infrastructure upgrades, so in theory, you do not need to upgrade any services. However, a smart buyer will check if the services are there, and you might find it hard to sell the lots if you dont put them in. As @Scott No Mates said above, talk to your local surveyor/planner/engineer, who can quote you on what services need to be upgraded and the costs.
