quick question, re: lost AC Remote
tenants have long gone , and they claim they never had one

inspection report says they did have one,

agent missed it on their exit,

    theyve said sorry

shouldnt they be paying for it?

Out of good will and error I would cover the cost of the new remote as the property manager of the property. Mistakes happen but a missing remote is something that would definitely would not be hard to miss that it wasn't there at the vacate

I think in the scenario you've outlined the PM has to pay for it. Very little chance of getting any response / money from tenants once bond is refunded.

Pretty easy to prevent that scenario from occurring though, by taking proper notes to start with. Prevention is always easier than repair.

totally agree, I know there are a million things a PM has to go thtrough, and mistakes do happen,

we are all human, but ive never had a PM atually admit mistake and compensate in my time, maybe this is a first :)

I believe in honesty and it has always worked with me and my owners.

As DT said there are measures to stop this happening but they were obviously not followed. A simple mistake that should not have happened and a cost that the agent should absorb.
