    What's the latest in Commercial Property? My girlfriend's friend is reasonably successful in Thailand and is interested in investing in the Australian commercial market

    Ok - that brings it into pretty realistic territory - several serious options in that range.

    Find out if existing experience in office, retail, industrial (clean) or industrial (dirty)

    He should just come over and talk to a few commercial agents.
    It is pretty hard to pass advice and knowledge when you are not up with the play.
    Ten million would get you into the small guys commercial market $25m to $30m.
    It is pretty crowded in this range as it is pretty affordable by many small investors.
    Down under the yield compression has made (i feel) investments pretty risky (interest rate rises and downturns)
    Also the banks are pretty tough on credit and pushy towards P and I. ...and that is to us locals
    I suspect even tougher to non residents
    When is his next trip down under?
    Personally I am having second thoughts on further investments a slight increase in interest rates combined with increased principal payments would deplete my little piggy bank.
