    The new blocks with new homes will be smaller blocks of land and I see more potential in buying exisiting older properties that I can add value to either now or down the track a little which will more than likely be on bigger parcels of land and be better built. Any new home after a year will be old stock anyway so Id rather put my money into something I can add value to and grab growth that way.

    Commercial properties through an REIT would satisfy these.
    - Start small - minumim investments of $510 to $20,000
    - Cash cows - commercial yield can be +6% pa net of management fees and costs. You may still get CG
    - Commercials are usually +ve geared due to lender requirements
    - Pay PI (I assume) - sorry but this will be up to the majority unit holders
    - granted. But most will be in the large cities (except regional shopping centres)

    Thanks @Y-man. REIT sounds interesting! If possible can you please provide any leads on where I can find more info on these?     Might be better to stick with the simple formula of a single residence. Seems like you're happy with your PPR and it could be good value. Can you buy something similar nearby as an investment? Benefit of convenience in purchase and management. Though likely a bit negative CS on 80% lend. The regional coastal QLD towns look like good value now - but also negative CS at the moment

    Your first priority should be to eliminate this before the birth of your child. Use that time to learn about investing on here.
    Doing anything else would be a mistake in my opinion.

    Which QLD coastal towns you have in your mind? Do you mind sharing your thoughts? Cheers

    To ignore CG and solely focus on CF would be a colossal mistake in strategy imo. Be careful with that trap.
