    Kirawee is still very affordable.

    We live Caringbah South end of the Shire

    Moved 3 years ago from the nice part of Eastern suburbs. We traded a Town house for a house with land.

    Have not looked back

    Definitely look at Gymea,
    Yowie bay
    Carignbah


    You may find some Bargains.

    In your price range, quiet & leafy, close to Sutherland....look at Bonnet Bay.

    Just be careful of the area in immediate vicinity of the brick pit development. It's a mess right now, and only gonna get worse as they start to chop the Princes Highway. I foresee a lot of issues with the local residents trying to get out of their streets onto the main roads.

    Have a look at Illawong also, i grew up here. Might be more suited to your price guide. Short drive to padstow train station on the airport line. Close to the water with some nice parks.

    You must be a slow driver.

    If you catch the train from Stanwell Park then it will take longer as they don’t stop there that often. Much faster to drive to either Helensburgh or Waterfall.

    All my properties in Stanwell Park have sun for most of the day (even on the shortest day of the year). Buying in that part will cost you though.

    Kareela is a lesser know suburb but probably worth a look at that price point too. Only 5 mins to Sutherland. Lacks the public transport links of some of the other suburbs mentioned, but makes up for it with a good primary school and newly renovated/expanded shopping centre.

    I grew up there and would happily raise my family there if I ever moved back to Sydney.
