NSW Looking to buy - 20 min drive from Kellyville

    Looking to purchase a new house as PPOR with my wife. Budget $1.2m. Set on a house (not apartment or town house).

    No longer than 20 minute drive from Kellyville - keeping in mind I commute to CBD everyday for work.

    Any suggestions on which areas are favourable to look at?

    Can't go wrong with the hills, baulkham hills, winston hills, castle hill and northmead would be my picks.

    You can look at Quakers hill. New stand alone houses are very few but plenty of new townhouses.

    Or build your own house on something like this block currently available?

    Lot 202, 154 Railway Road, Quakers Hill, NSW 2763

    It would tick your CBD commute too

    Used to be a lot of stigma around quakers hill but I've noticed a lot more owner occupiers. Trainline right into the CBD. However if he has 1.2m to spend I think he could do a lot better right?

    Sure but good luck finding a decent block(around 450) and a brand new build in baulkham hills, winston hills, castle hill for 1.2 Mil :D

    Oh ya hell lot of owner occupiers moving to Quakers. Train to central takes 40 m
    if you can change in sevenhills on the same platform

    When buying a PPOR the most important thing is making sure you are both happy.
    Price, value, investment, mean nothing.
    You are choosing a new house presumably in a new subdivision so it’s all about quality of life which is so much more important than money.
    So look at schools, neighbourhoods, size of land, aspect and the quality of home. All the new areas are much the same, and $1.2 is a huge amount to spend to give you a good choice and get a great home in that area.

    Why drive to Kellyville for 20 min if you commute to cbd? Does your wife work here?

    I dont have anything against Quakers Hill or Schofield, Marsden Park but I FEEL that once Metro phase 2 is operational in 2024, these areas may further loose their shine. Imagine Kellyville to Surrey Hills,Pitt St and Barangroo in 45 mins straight without any interchange with trains every 4 mins! If you work in Mac park even better.

    Quakers to Wynyard is 55min and North Sydney is over an hour train ride and frequesncy is not that great I think every 15 mins.

    Peak hour trains are every 6 mins to central currently. I feel the price difference and block size on offer for areas around metro is so much people wouldn't mind living in Quakers for that extra 10 mins of commute

    Have you actually tried that interchange?

    Usually you can't convince a PPOR buyer to buy in a cheaper less desirable suburb to save money especially when they have the capacity as well. PPOR and IP are very different mindsets.

    I would have liked the Richmond line to connect to the Hills metro line. I don’t know why they weren’t connected.
