NSW Looking into first investment property

    Hi All,
    Hoping you all could help me out here.
    I'm looking at my first investment property with price range around 500-750k within the next 6 month
    Knowing how hot the market is at the moment, dont think anyone want to miss the gravy train but also dont want to make a mistake which could take years to correct.

    I'm looking at NSW since I live in Ashfield - prefer an asset in a location that im familiar with.

    At the moment eying at leppington area due to out west future possibilities, but open to suggestion.
    Cash flow from rent would be important therefore good vacancy rate is important.

    I'm not very close to the ground to know all the trick in picking good property and suburb. Would a buyer agent be good for my situation? If yes, if there anyone that well known to pick up good properties here? As this is my first time, what would be the typical cost with using BA?

    To be honest, i have no preference. Maybe newly built house? for it to be able to rent out easier?
