Looking for suggestions to improve this floor plan

    We believe the house is around 100 or more years old so using existing timbers in the house would be probably the only way to get a reasonable match. I like the idea of scavenging the timber from locations in the house that can be disguised with tiling or carpeting - good tips.

    And in answer to the question posed on the new floor plan - the front steps and vestibule are in poor condition (as are the back steps). They can probably be repaired but certainly if new steps and vestibule are fitted, it would justify having them repositioned.

    Any changes are likely to be progressive and with a lot of home handyman work involved. However, the deck might be one of the first changes, and that is one improvement that I would get a qualified team in to do.
    If the deck does go on first, do you envisage any way that it might interfere with the other (future) improvements suggested?
    Seems like it wouldn't, and may even be beneficial if some wiring and piping eventually ran underneath it.
    However, as was suggested, don't want to make changes that have to be undone later.

    The deck can have the laundry built across the western end to be the privacy/sun block required. From what we have discussed so far, i cannot foresee any issues with your deck other than that you will want to plan your kitchen and back doorway at the same time.

    The house will most likely have character home overlay and the front verandah will need to look the same as a home from the same era. This can be incorporated into your design once you get to that stage in the projects.

    Interesting idea to include the laundry on the deck, and yes, the home does have a character overlay.

    No changes have happened yet, though Angel's suggestion to swap kitchen and bathroom with the current 'living room' is still the likely change.
    Other financial considerations however may impact whether this eventually goes ahead or not ....

    Good idea.
