    wow thank you for the detailed reply James - looks like you are a local in the area:)
    I did enquire and there is a $400 yearly maintenance fee. But I agree there was not much noise and i think the traffic at that time was all viewers of the property - so will have to check some other day.

    the asking price is 2.2 million; however I heard from an agent that owner is looking for something around 2.4 mil!

    So the schools in this property's catchment are not good? I have no idea of schools here and just rely on 90+ ranking for schools in the bettereducation website. Is that not a reliable source? where else should i be looking for school reviews?

    and the way the market is, they may get more than that... but the property backs onto the old IBM site which Mirvac has purchased, and is planning to develop a lot of townhouses and apartments .... so you never know. Coonara by Mirvac

    Im not sure you'll find much under 2 Million in WPH. Maybe an older home or a townhouse....

    The schools are good..it is just the high schools you have to be thinking more about;)

    If schools are important, wanderer, you need to do more research. Probably quickly, in this environment.

    I am checking bettereducation website and relying on a rating of 90+ for schools. Could you please advise other reliable portals that I can look up for the schools?

    Local internet groups. Parents groups especially.

    As someone that lives in the middle of those two properties, I can tell you that you don't hear the M2 during peak hour (speeds are much lower), but you do hear the compression braking at 2am in the morning!

    So i asked in some local groups and Muirfield High School had decent reviews from parents whose kids are studying there. i was a bit nervous reading the google review comments but the parents don't think that way. Confused now:(

    Sorry wrote it incorrectly...yes, thank you for suggesting this. i have received feedback like if people could take their kids out of MHS they would. So makes my decision clear - not looking for a palace in the catchment where my bub doesn't get a good env to study

    That dull bass exhaust noise when a truck is descending a hill and backs off on the throttle. It travels at night and in misty rain and fog

    @wanderer2021 , if you want the kids to go to good school, then stick with houses within Cherrybrook Technology High School catchment zone. You cannot go wrong with this.

    Please note that not all part of Cherrybrook is within CTHS zoning. Also some part of Cherrybrook are relatively cheap because of proximity of high voltage power lines.

    No, it is extension of metro to CBD and beyond. There will be no requirement to change trains at Chatswood to go to city after this is completed at 2024:
