    For that budget, I would also be keen to know if I can purchase a dual occupancy potential in that area.

    Hi Peter,

    If you have a budget like that, you will be better off buying a land subdivision site in Qld, and make between $800k-1mln profit by subdivision- more straightforward, less hassle.

    I'd be interested in finding out how you get to those numbers etc. We own a property in Camira so I know the area. It looks like subdivision would not be possible without a few new streets put in there, so is this a longer term land bank strategy?

    i have seen feasibility study/deal calculation by two investors that indicated subdivision profit of that much for a land of 8000-14000 sqm (some with easement).
