    Hi I'm doing some research to subdivide my property in the Parramatta/Hornnsby Council area. Looking for some advise on where to start. Can anyone advise me a good local town planner?

    Some considerations to get you started:

    - minimum lot size - do you have enough?
    - allotment shape and width - will lots be usuable?
    - do you need drainage and access easements?
    - indicative dwelling layout - can you demonstrate that you can fit dwellings compliant with the dcp in respect to solar access, private open space, site coverage and fsr on there?

    Make sure your liquor cabinet is full too, when dealing with PCC.
