    Hi all,
I own a townhouse as a PPOR in Brisbane and now looking to upgrade to a house with a growing family. I am on the lookout for a gun broker who will help us achieve the following:

    1. Unlock the equity in our townhouse to help us purchase the next property
    2. With the aim to buy next year, advice on what savings are needed with a budget of $800K-$900K (considering the current crazy Brissy market)
    3. Help refinance the current townhouse loan/convert into IP loan (plan is to rent out the townhouse due to good location)
    4. My partner is a healthcare professional so would be ideal if the broker knows what are the best loans out there for them
    5. Advice on LMI

I have spoken to some local brokers but have been disappointed with their uninspired approach or interest.

    Personal recommendations would be awesome!

    Thanks heaps.

There's nothing particuarly complicated about the scenario you've put forward. Brokers don't need to be local (being in Melbourne I haven't seen a client face to face in months).

Rolf Latham ( asapfinancial.com.au ) is one of the most experienced brokers you'll come across. He's based somewhere around the Gold Coast.

There's some good brokers on here ;)
Better to go with someone here (that may not be in your state even) than dealing with someone local that may not be all that good (or property focused)

Correct with Peter, first 3 points is pretty standard, just have to ensure you have a high enough valuation to be able to draw enough equity out for your new PPOR.

What does your partner do in healthcare industry? If she's within a certain field, she may be eligible for LMI waiver.
