QLD Logan- what are the negatives

    $350k Logan vs. $350k Redcliffe area. I'd go Redcliffe as there are $1mill houses around there and the cheaper ones will have to pick up....

    $350K Logan Central vs $350k Redcliffe
    $350K Woodridge vs $350k Redcliffe
    $350K Beenligh vs $350k Redcliffe
    $350K Kingston vs $350k Redcliffe

    but no when its....

    $350K Underwood vs $350k Redcliffe
    $350K Daisy Hill vs $350k Redcliffe
    $350K Heritage Park vs $350k Redcliffe
    $350K Springwood vs $350k Redcliffe

    You need to compare specific demographic, eg
    Deception Bay, Calbooture vs Kingston, Woodridge
    Kallanghur, Petrie vs Marsden Crestmead, etc

    City of Blacktown have approx 60 suburbs
    City of Logan have approx 60 suburbs

    I am not sure why the mentally, when people associate the word "Logan" to only the SES suburbs Kingston-Woodridge-Logan Central

    In Blacktown, we refer the Tregear-Bidwell-Letho-Whalan-etc as Mt Druitt Suburbs or 2770

    When a development happens in Marsden, we refer the development in Marsden.
    When there is a shooting at Schofields, we saying the shooting at Schofields

    When a development happens in Yarrabilba, we refer the development is in Logan
    When there is a shooting at Springwood, we refer this shooting at Logan.

    caveat: have some coins in City of Logan.

    I'd definitely want better than that return also...

    It'd be pretty pointless holding an IP returning 5% with a flat/moderate growth outlook over the medium term.

    Yes true... there are some decent areas in the Logan shire. And plenty to stay away from.

    On that note, I lived in SEQ for 5 years. When somebody mentions Logan I think of Springwood, not Woodridge.

    Basically got 2 in Brissie now, and I think I'm done with Brissie for now.
    I did look in Logan though in the past but didn't buy.

    Brisbane was/is affordable enough that I would personally opt (and have done so myself) for anything within 7-8 kms of the CBD. If you can increase your budget to $450-700K+ I think this is the market to play in (in Brisbane).

    Why do people need necessarily buy in Brisbane?
    There are a lot of markets to play in SE Qld
    I personally bought a high yielding property in Logan mid 2013, 23 km from the city
    and it became zoned townhouse in Jul 2015.
    Eventually I am expecting it to become zoned 'apartment' zone :p
    There are many ways to skin a cat particularly if you have budget constraint or bank serviceability constraint:cool:

    Going back to an earlier post, the choice of PM and their knowledge of the area, tenants, managing those tenants should help the investor where ever they choose to invest, as well as help the SANF...

    Thanks for posting about some numbers, deals and commentary, it gives food for thought for others.

    It does and there are fair few there, but back in the day we never called them Bogans. They were Bevans when I was growing up in QLD. Bevan was the NSW term. I don't think I've heard Bevan for a good 20 years or so. Michael Bevan always made us snigger.

    And of course Logan does have its different areas. Anywhere around Daisy Hill is nice if I recall correctly. And there is Jack The Slasher's house which turned a single street in Waterford into a nice street!

    Then I don't see the point in engaging a BA to source a purchase, as you will always need to double-confirm what you are recommended is really a deal, especially with 10k BA fee.

    Who let BA's run the streets of logan? Bring back the drug lords. When u get rolled by them you only lose the cash u have in your wallet. Sounds like these BAs are rolling you for a lot more than that!! How do you tell one when u see one? Do they drive mercedes (suspicious of mercedes drivers already). Do they have white collars? I am gonna start looking out for them. Streets of logan won't be safe with BAs on the street corners!!

    Regarding the Marsden Park Shopping Centre, does anyone in the know have a idea if this will actually happen or not. Yes there was some early stage approval from LCC but unsure if any further development has taken place in the last year or so. The agents sure use it as a spruiking tool in there listings. The last time which was a few months ago I was in the area I went into the current shopping center and asked around a few of the staff working in the various shops and not one person had any info and not one staff member had heard of the initial news. Would like to know as it would have a positive impact on its surrounds I believe if in case this future development is true?
