    True Sir, but most places in Brisbane do not have a service road.

    One of my propeties is 200 metres behind the beach, at the back of the complex on a service road that runs beside a suburban street "Avenue", and the bank's valuer last year stated the "main road' was a negative and he gave it a low valuation.
