    Couldn't find anybody here mentioned or discussed about a suburb in Logan called Berrinba. What do you guys think of this suburb? Thanks

    I heard about this suburb, but wondered why I didn't see much about it. Oh.. it's population is on 1382 people, so not much stock there.

    In theory it's good cause it's a close drive to Browns Plains shopping centre and marsden shopping centre, but there isn't an actual shopping centre in the suburb. In fact, it's just industry, flood zone, and some houses, it's not a good "location" for anything imo, don't think any buses run through it either, no schools etc.

    What are people's current thoughts on Browns Plains? Looking at a 1000m2 block with 3 bedroom house for around $380,000. I people see much growth there moving forward?

    I have a lowset property in Berrinba bordering Marsden. Been tenanted long term currently returning 7.9% gross rental yield (I did buy this a few years ago). Most properties in the suburb are larger and newer properties commanding a higher pricepoint which has helped dragged my older original property to a higher perceived value, and the area has a much more family friendly/suburban feel compared to other parts of Logan.


    $380k for a standard 3 bed house in Browns Plains is too high in this current market, even if its over 1000sqm. One recently sold for around the $350k mark and it was a 4 bed lowset brick with over 1000sqm also.

    Are you able to share what suburb you are building your new dwelling in?

    200k seems feels like a significant investment, did you have concerns you may be overcapitalizing?

    Logan. I got a TH zoned land fairly cheap.. I could do 3 TH but chose to do a duplex instead because of faster approval and less risk.. Probably 180k each plex to build which include infra fee and strata titling..not expecting any big profit..I had to build as existing dwelling not generating good income...only hoping to get about 30-50k profit on each plex at the end, really depends where Brisbane is heading... yield and depreciation is tempting to keep, not sure.

    Current Vic government paid / lost 1.1B to tear up an infrastructure contract and not build an East-West link road & tunnel.

    Did you still have to abide by the restrictions?

    Townhouse Precinct

    Front Setback 4m

    A building in the Townhouse precinct has:

    (a) minimum side boundary clearances:

    (i) where the height of part of the building or structure is:

    (A) 4.5 metres or less – 1.5 metres;

    (B) greater than 4.5 metres but not more than 7.5 metres – 2 metres;

    (C) greater than 7.5 metres – 2 metres plus 0.5 metres for every 3 metres or part exceeding 7.5 metres;

    Rear setback 3m
