QLD Logan or Moreton Bay

    Longtime reader, first time poster. Thoughts on buying my first IP in Logan or Moreton Bay.

    A friend suggested looking into Crestmead, Marsden, Waterford, Eagleby, Petrie, Kallangur, Dakabin.

    Have a max of 500k. Ideally lower if possible to then purchase another within a year. Ideally good capital growth and plan to hold for at least 10+years.

    Bit depressing seeing everything flying, unless you bought already :)

    Ur budget is workable in Logan, you probably know that already. People are still picking up decent property 450 to 500k 8n Crestmead Marsden Eagleby Waterford Loganlea.

    Not saying buy it. But it is there.

    You can still get into Deception bay by the water at that price, pretty much the last suburb in mb.

    Have a look at this DA as an example of what could be done with a 400 sqm site in Deception Bay near the water.

    The investment strategy you could use in Deception Bay would be to find a reasonable site walking distance to the water, low cost / cosmetic tidy-ups to make sure it is a good standard for renting. Although if an existing tenant you may not need to do much other than ensuring safety compliance ( smoke alarms, safety switches ).

    You land-bank it and renovate or rebuild around 2028 as I think Greater Brisbane will continue to have steady growth leading up to the Olympics in 2032.

    The existing old house is being lifted, extended, re-skinned. If you look carefully there is actually a granny flat / teenage retreat on the lower level in the middle of the house. Check council regulations carefully on what can be done in the Urban Neighbourhood zone near the water. Also carefully check rules for secondary dwelling / granny flats and rules around rental.

    Any preference of those Logan areas?
    Even Brown Plains, surrounding areas seem to be going up real high

    I like Moreton bay more, but yeah 500k may be a stretch given current market conditions. good luck, and keen to find out what you end up buying

    We just signed a contract 3 bedder 400m to the water in deception bay for under $500k last week.

    Sorry OOT, but can actually anyone tell me how to check the easement? Feel brisbane’s planning map is much more complicated than melbourne’s

    Usually it should say in your contract re easement. Alternatively search your property at below

    I think u have missed some of the upper middle Logan areas

    There are not the same numbers available.....they might be advertised at one level, but sold at another. It would be frustrating I think to go somewhere without enough $$, cos the outcome will be poor.

    The things we usually expect have changed. Not the best for those trying to get in.

    But therefore parts that are still affordable.
