Nah - fully service apartments in majority of ppl's mind I thought should be much much more expensive with rates and owners corp combined than a 300kish property but if the apartment still works out cheaper than something is not right. Just calling it out that it sucks to pay so much

In melbourne Even if u compare a 1200sqm site with 2 houses combined to more than 1mil in value rates are still $2250?

I think each council must have a minimum charge no matter the city small or big...

    That's a very good rate
My unit here 1 bed strata $850-900 per quarter with facilities, no security guards. Council $270 and water $170pq, so approx $5360 per year

NSW regional IP similar land size as QLD council $1300 and water $1200 per year ~ $2500 a year ~ 625pq

    QLD Logan latest ones $812 and $960 with water ~ $3600- $3900 a year

Both my LCC properties are houses on 600m2+ and charged the same:
    $485pq council
    $250pq sewerage/water supply
(water usage is passed onto tenant)

MBCC is a house on 600m2:
    $425pq council
    $290pq water supply
(water usage is passed onto tenant)

    BCC T/H:
    $380pq council
$300pq water (includes usage as not sep. metered)

Looks like LCC is most expensive for council rates but MBCC bridges the gap with a dearer water supply charge.
Even though my BCC property is a T/H I still believe it would be cheaper overall out of the 3 councils.

Compare this to my Syd property (house on 500m2+):
    $315pq council
    $172pq water supply

Geez, we really get shafted in QLD don't we?

** All rates were charged within the last month**

Your Sydney rates are pretty cheap, mine exceed $600/qtr but it does include garbage/recycling/green waste collection, library membership, mobile library, senior citizens centre, food safety services/inspections, town planning services, parking patrols, car parks, community halls, parks & facilities maintenance, a golf course or two, swimming pool, holiday kids activities, organised bush walks/outdoors activities, social justice activities including donations/rental subsidies, artists community support/artist in residence, free Wi-Fi, etc.

    Totally ripped off IMHO ;)

Mine basically covers 2 bins that get emptied every Thursday morning.
And twice a year a truck comes to take what's left of the junk I leave on my lawn (after the hoarders have had their way)

Can you ask them to cut funding for the rest of them except free wifi?

I forgot to add that they even let us drive on their roads for free, provide street lighting, kerbs, gutters, footpaths, sweep the streets, collect stormwater, mitigate flooding and impound stray animals.

So I'm not complaining about my tax deductible donations.

I agree I would look at your land value to see if it has increased and see how much water consumption the tenant has used
