    Any recommendations on developers or town planners to use.
    Also Is approx $4000 a reasonable charge to have pre-lodgement meeting with council attended by Town planner with a couple of subdivision proposals on the table?
    All new to me.... Just want to be paying a fair price for works done.

    Seems extraordinarily high, how many hours work will this town planner put into the proposal?
    Are you getting surveys done as part of it? Scale drawings? soil tests?

    This is my quote:
    Draft & finalise ROL Plan (3concepts 1 final)
    $600+GST
    Initial ecogical advice and site review
    $850+GST
    PREPARE pre-lodgement letter, and forms, attend council meeting, provide summary and recommendations for next steps
    $1700+GST
    All this just to get a yay or nay on development options,.......

    @Anthony416 does this seem like overkill for a pre-lodgement?

    @1wing what do you need to find out?

    Requesting a couple of things
    Resize of block slightly under zoned requirements
    And an access request.

    Are you trying to create a lot under the minimum lot size?

    It's a 1 into 3.
    Only 1 block will be under size.

    What is the LEP for the area? I'll need to have a read to see if a lot can be under the minimum size if an appropriate dwelling is erected on it.

    Maybe get another quote to make you feel more comfortable. I’m just finishing a 1:4 in Logan and used Somerville Consulting, very happy with them. You can also go to a pre lodgement yourself if you’ve got a bit of knowledge and have researched other similar cases in your zone.
