    Or why they'd want to. When I rented we always rented older places. You could do so much more, be a bit rough on the place, and the LL didn't care.

    Sounds like you are going through a BA with a private Certifier. A DA would be through a town planner lodging at council.

    With a DA need the decision stage to start prior to 1 July. Need to get moving.

    Yes a granny flat building company is putting the application in for us.

    This is my first rodeo so that's why I've enlisted help. I'm not sure of the time frame between the development application being lodged and the decision stage commencing as both must happen before July 1st.

    Hey guys, could someone please explain the strata title option for a 700m+ corner block in Logan. I'm looking at keeping the existing house and building another on the block and strata titling as we can't sub didivde. That would then give us the option of selling one if we wanted to. I know we would be then paying council rates on both properties but it's better value then a granny flat. Does anyone know how much the council and strata fees are? Also how would the bank value it once we finish the build?
    Appreciate any advice guys.

    Council infrastructure contributions will be $27k alone. Allow $70k (including the $27k) for surveying, planning, council, water, sewerage, crossover.

    That pretty pricy. It almost sounds more feasible to do a granny flat. When are these changes coming about for granny flats?
    Also mate from your knowledge, could you strata tittle a granny flat down the track if you're not planning on selling it?

    Brett is my brother at PRO Town Planners.

    You may well do it significantly cheaper, it depends on the site.

    Need to have a BA or a DA at decision stage this financial year.

    Strata titling depends on size of land, setbacks etc.

    Please excuse my ignorance but just to be sure, if you have the building approval or development consent approved by the end of financial year you can then take up to 5 years to complete it and wouldn't get sluged with the 23k?

    strata titling wont cost that much - expect around 10k + infrastructure fees + construction costs
    If you do decide to strata an existing 'granny flat' you would have to have it re certified as a a dual occupancy (non auxiliary). Though LCC rules for granny flats are actually more strict than dual occupancies in my opinion so most likely you would not have any issues. You just need to make sure you meet the net density ratio which if you have a 700m2 corner property you would have no issues as long as its a residential suburban zoning

    Thanks for the advice mate. Just curious if you've had any experience selling a strata titled home? Do owners tend to get scared off?

    One of my clients does these all the time. Would have sold a dozen last year

    No issue if priced accordingly

    Currently selling and people in logan are turned of by the issue of loss of land (feedback from agent) But even in the current market the small effort of titling would leave you in a lot better position than if you sold a house + granny flat

    Mate, In there fact sheet they haven't really specified what the process is with self assessable granny flats lodged through a building certifier. Why wouldn't granny flats approved with a building certifier prior to the cut off date be exempt from the new infrastructure charges?

    They may well be, but the time frames for construction are often short - eg may have to start construction within 6 months
