    Reported today in the Albert and Logan Newspaper Logan City council wants to tighten laws for rentable granny flats , planning to set the minimum lot size to 700m2, and introduce a minimum road frontage of 18m and infrastructure charges.

    Less competition for 600sqm blocks = more bargains for buy & hold investors?

    Richard, do we know when this will take effect? Also how do you see this affecting prices?

    Also do you know what the minimum lot size and frontage requirements were previously?

    Less demand = less price growth.

    Can see it from both sides I guess

    Previously there was no minimum block size and frontage. Infrastructure fee's might dampen the appetite for Granny Flats.

    I can't see any effect on pricing with houses on lots less than 700m2, not everyone want's a GF it's really only an investor driven market at the moment. Lots up to 600-650m2 in the established parts of Logan are still a good size and the most common. Houses on more than 700m2 that meet the required 18m frontage might become more desirable.

    This is a good thing in the long term. Suburbs full of Granny flats are going to remain less desirable, and I think the whole GF concept is overhyped.

    Thanks Richard. Will it change anything with regards to dual key homes being built? I'm going to build one soon in Ipswich and in Logan Councils. If they're going to start charging infratsurtcure costs on dual keys then perhaps I should get mine approved sooner rather than later...

    Dual key is approved under the same legislation so it would be effected. Dual key is just a house with attached auxiliary unit.

    Why is it over-hyped given high rental yield that it brings in?

    Yes backward step imo given NSW state planning laws have shown the sky doesn't fall in when a progressive gf law is in place.

    Same thought I had. It would be quite odd to require a block that big for Dual-Occupancy homes because most of the tenants that move into that style of home don't WANT a yard.

    Geezzzz that's savage. I thought some councils in nsw were savage with their section 94 fees for granny flats but that takes the cake.

    Thank you for the heads up with these changes, I am looking to build a granny flat on a Logan property next year.

    Mine is 761sqm and the frontage is approx 19.6m. (Measured with the councils measuring tool, get a slightly different figure each time), so I am lucky. This may increase demand for properties that pass these limits, and reduce demand for those under the limits due to lack of development potential. Tough if your property doesn't pass these new rules as $23k will knock most development figures on the head.

    It sounds like July 2018 it will be implemented. Hopefully we can find some rules of the game in regards to the cut off for those under 700sqm. Like is July 2018 when you need to have plans approved by or you need to have built by?

    I would think you need to have it approved by then. Wouldn't be fair to charge 23k half way through a project
