    I have IP’s in Logan as well as one in nth brissie and keep up to date with some trusted professionals on ground. It’s fair to say most free standing houses have gone up at least $50K In the last couple of months. In some cases more. That’s pretty incredible from a percentage point of view when your buy in can be as low as $300K. Of course there will be a delay as there is with data (usually 3-6 months behind) but that seems to be what’s happening on the ground. Interesting the auction photo that was circulating on this forum was in fact directly across from my property. Never been so happy to have so many people standing on my front lawn

    It's hot don't worry. The amount of buyers coming from Shailer Park and Springwood is CRAZY. Many are priced out of the better Logan suburbs and are now looking in Loganholme and to a lesser extent Eagleby and Beenleigh. The ripple effect is well under way in Logan.

    Just see my previously posted pic of the 100 or so people that turned up for a knock down in Beenleigh...

    I've mentioned previously that once the Coomera Connector is started Eagleby will jump in price.

    Hi there,

    Can anyone help me interpret this graph:

    I am interested in why there is such a disparity all houses vs 3 bed houses (could be the difference between Meadowbrook and Loganlea?).

    Also 2 bed units are up 62% Could this be that new 2 beds are commanding a premium?

    Maybe not!

    Its not even in a nice part of edens landing (across from shops near train station on the main Rd through edens)

    Edens landing has quite a variety of stock and value depending on block size, house size and location.

    What I have noticed is the amount of three beders listed for high 3s v low 3s last year. If these translate into sales then we are really moving.
