    It is Bunnings fencing from the looks of it..... LOL

    I used this exact same fencing on one of my investment houses a few months ago. I think I got it for cheaper than that as well.

    I will too!!! Nothing surprises me anymore regarding house prices. I've seen more amazing things than this recently.

    If it does well it just means investors in other areas are going to make more money!! :)

    Highly doubt it would be a $10K job. He has painted everything in the house. The paint alone would cost at least $2-3K.

    Add to that the fibro for the walls, the tiles and landscaping.

    I would be interested in doing something like this for my place ;)

    If it was a DIY job. It would still cost $40k.
    Outside:
    wall and underside cladding,
    decking
    concrete driveway
    New fencing for shed.

    Inside:
    new everything inside.

    I think the collective thought was that u couldn't invest 100k materials plus labour in that postcode ..... u wouldn't get it back.

    ..... so we would be expecting a lower spend. So if it is somewhere between 10k and 100k+labour I would think it is much closer to bottom end. Even 50k in 4114 us taking a risk. IMHO.

    I noticed a thread in Brisbane 2021 thread suggesting auction only way to go for sellers.

    Out of interest (thinking of selling :) later in year or early next ) what do you think would be the best way of selling in Logan area (4131 particularly) in the current market.

    Personally I have noticed auctions not doing so well in my suburb compared to 'offers over' with a 2 week campaign (ie. don't sell on first open). I have noticed off market working quite well.

    Any thoughts? Any expert views?

    If you were selling how would you go about it?

    I went for an inspection in Woodridge a few weeks ago, property was listed without a price and agent said overs over $340K over the phone. There were quite a few people in the inspection, I heard agent said overs over $350K for some people and at the end when there were more than 20 parties he said sellers are looking for overs over $360K. I gave an offer for $365K .

    Couple of days later he came back to me saying owners asking for offers over $390K and asked if I would like to pay more. I said no and I am not interested in that property anymore. His strategy kind of worked but at the end they were too greedy and property is still in the market. Now it's listed for offers over $370K.

    Looks like giving a low price indication attracts lots more competition ...

    Whats the property?

    I dont think auctions would work in Logan yet.
    Market is nowhere as hot as it needs to be
    Lot of FHB for whom B+P and finance clause means everything

    Its called underquoting. Rife in Sydney and its becoming more and more prevalent in Brisbane.

    Hey, question for you. Would you still buy into Crestmead with price points for a 3-1-1 at 350k and 4-2-2 in the low 400s now? This given prices have moved around 10% in the last year, do you still see the value?

    Look back at historical pricing, up until this current run, a lot of Logan had moved very little over the last 15 years. Brisbane had a couple of false starts and IMO Logan needs Bris to move first. All indications is Brisbane looks set to have its run and there is plenty of room for it to.
