Load Bearing Wall and Builder Recommendations for West Syd?

    Good afternoon all :)

    Looking to buy a house and came across one with a basic granny flat that has the attached floor plan (measurements not correct) and was wondering if anyone can tell if the two walls beside the red lines could be load bearing?

    Guessing they're unlikely to be as the roof is almost completely flat (see pic below) but always good to double check! Especially as a Structural Engineer isn't cheap. Unfortunately there's no access to the roof so unable to see if there's anything holding up the roof.

    Also, if anyone has a builder recommendation for this kind of thing out in The Wild Wild West please let me know!

    With a span of 3.0mtrs and being a flat roof it's highly unlikely that any of those internal walls would be load bearing.
